The social housing lease-purchase contract is currently still a type of contract that is not widely used, especially for those who are entitled to lease-purchase social housing in areas where the cultural level and information conditions are still low. Moreover, the social housing segment is slowing down, so developing social housing lease-purchase is the optimal solution in the real estate market towards prosperity and sustainable development.
CONCLUSION OF CHAPTER 3
With new and loose legal regulations while the demand for social housing rental is increasing, it is necessary to improve the law on social housing rental contracts. The thesis makes recommendations to contribute to improving the law on procedures for implementation, social housing rental prices, and regulations on financial support for social housing rental contracts. Organizing the implementation of the law is one of the effective measures to promote the effectiveness of signing and implementing social housing rental contracts such as strengthening the monitoring mechanism, improving the quality of planning, and creating land funds. In addition, the thesis also offers a number of other solutions such as: raising people's awareness, improving the information system on social housing rental contracts nationwide... These recommendations contribute to further improving the law and improving the effectiveness of signing and implementing social housing rental contracts.
CONCLUDE
Social housing is one of the leading social security policies of the State today. Our ancestors have a saying " settling down and settling down ", which means that one must have a stable home for a career to develop well. In recent years, with efforts and attempts, the State has also created many favorable conditions for the development of social housing rental - one of the types of social housing. Social housing rental contracts are a creative application in concluding rental contracts to implement social housing rental. Accordingly, those who are eligible to rent social housing will be paid in advance at least 20% of the value of the house purchase contract, the remaining amount will be calculated as monthly rent paid within a minimum period of 05 years. After this minimum period, when the person eligible to rent social housing has fulfilled his financial obligations, he will be entitled to own that house. Because of the unique characteristics of this type of social housing lease-purchase, the social housing lease-purchase contract is one of the "rescue" solutions for the real estate market in our country, suitable for the income, ability and psychology of the Vietnamese people. However, the social housing lease-purchase contract in Vietnam has not yet been widely developed because this is a new type of housing contract, the legal regulations or preferential policy mechanisms are still incomplete. However, with constant efforts, with the determination to bring a good social security policy, achieving high efficiency, the social housing lease-purchase contract will be given more attention by the state.

Only when the law is complete can it create the right steps, opening the way for the development and diversification of social housing types - one of the issues that the State is interested in and focused on.
