1.1 Theoretical basis

1.1.1 Overview of Co-working space

1.1.1.1 Theory of Co-working space

Coworking started as 'hacker spaces' in the 1990s, before the first coworking spaces appeared in the early 2000s. Coworking is very different from working in a traditional office. Coworking spaces provide a shared workspace for multiple individuals, projects or companies in the same location.

This doesn’t mean everyone works in a single location. Modern coworking spaces offer a mix of areas, including dedicated desks, shared spaces, and private offices. Depending on the location, members become part of a community of startups, entrepreneurs, freelancers, remote workers, and others.

Coworking space is a new office rental model and is currently attracting the attention of many large and small companies, not just start-up companies or freelancers who share a common space, with full amenities that are no less than a traditional office.

High-end shared office coworking space will bring a completely different working atmosphere compared to traditional offices, companies or individuals still work independently at coworking space, they work in many different fields and share the same working space with countless other accompanying utilities.

Coworking space tenants

- For fixed seats

This type of service is suitable for small and medium enterprises and start-up groups. When hiring this type of model, businesses will save more costs compared to other working models.

In addition to the above subjects, this working model is also for companies.

Foreign countries are looking to develop, open more branches or set up representative offices in

Vietnam. This not only ensures legal issues but can also save a lot of unnecessary costs for businesses.

- Flexible working seating type

Flexible working space is suitable for freelancers, freelancers or those who do business independently. Because of its convenience, flexibility and cost savings. But for those who do not need to rent a fixed, regular office, this will be a choice worth considering.

1.1.1.2 Basic services of Co-working space

When using a coworking space rental office, you will enjoy many benefits that this service provides, not only a workplace but customers can also exploit and take advantage of available benefits such as: participating in seminars or events organized, using free meeting rooms, enjoying many special offers when using services from members and partners in the coworking space.

The goal of coworking space is to provide the best and most optimal solutions for the needs of finding an office address for startups and a fixed working place for freelancers. Some of the services you will enjoy when working at a coworking space are:

- Coworking space

Like a normal workplace, a coworking space has all the office furniture set up for individuals and groups to work immediately after renting. Renting this infrastructure serves as the main source of income for most Coworking Spaces. Besides, there are many options for renting offices, renting by group or individual, all of which are clearly stated in the contract.

- Virtual office

A virtual office is a premium business address that a business uses for its public website listing while operating from home. This is beneficial for entrepreneurs who like to work from home but need a premium looking address for their startup. This is a smart and interesting idea that helps companies save a lot of money on renting a large location as a permanent office.

- Meeting room, conference room

Coworking spaces, halls, meeting rooms used for events such as conferences, seminars, training... are also one of the important and key business directions that Coworking Space is aiming for.

- Flexible seating

Flexible working space is suitable for freelancers, freelancers or those who do business independently. Because of its convenience, flexibility and cost savings. But for those who do not need to rent a fixed, regular office, this will be a choice worth considering.

- Fixed seat

This type of service is suitable for small and medium enterprises and start-up groups. When hiring this type of model, businesses will save more costs compared to other working models.

In addition to the above subjects, this working model is also for foreign companies that want to develop, open more branches or set up representative offices in Vietnam. This not only ensures legal issues but can also save a lot of unnecessary costs for businesses.

Use effective marketing

Because there is such a wide variety of companies, work structures, and employees in coworking spaces, some companies often use these spaces for advertising and communication activities. Even seminars or trainings conducted in these spaces serve as a means of promoting their products and become a significant source of income.

1.1.1.3 Co-working space trends

1.1.1.3.1 Startup situation in recent years

According to the Department of Business Registration Management (Ministry of Planning and Investment), in the period 2016 - 2019, each year Vietnam has over 126,000 newly established enterprises, 1.6 times higher than the period 2011 - 2015.

According to statistics from Echelon Magazine (Singapore), Vietnam currently has over 3,000 innovative startups; nearly 50 startup incubators and business promotion organizations.

businesses operating nationwide; and about 40 venture capital funds operating in Vietnam.

According to the assessment of the Australian Government's Trade and Investment Agency, Vietnam ranks 3rd in Southeast Asia in the number of startups, and is in the top 20 economies with the leading entrepreneurial spirit.

However, Vietnam is among the 20 countries with the lowest ability to implement business plans, with only about 3% being called successful. This shows that the gap between aspirations, will and specific actions is too large. More institutional and policy support is needed to get closer to aspirations and actions.

1.1.1.3.2 Co-working space trends

At the end of the first quarter of 2018, CBRE reported that there were more than 40 companies providing coworking office models. Bringing to the office real estate market 50 rental locations with floor space up to 30,000m2.

With an average annual growth rate of over 58%, the number of coworking service sites has increased significantly, accompanied by a sharp increase in floor space. By the end of 2018, it is estimated that the total area of coworking space has increased by more than 90,000m2.

With the advantage of saving costs, modern working space with full equipment, Coworking Space is considered a great solution. In particular, this model is suitable for startups, small businesses, and newly established companies.

The development of Coworking has been increasingly strong and vibrant in recent years. It is undeniable that the model has been growing rapidly and doubling in Vietnam, because 96% of businesses in the market are small and medium enterprises. In particular, the startup wave also brings a significant number of customers.

In 2017, according to the Global Coworking Survey 2017, more than 1.1 million people worked and studied in 13,800 coworking spaces worldwide. In other words, if every coworking space was owned by the same company, it would have more locations worldwide than Walmart.

Coworking membership has tended to grow steadily since the idea became a reality. However, as the nature of work evolved and the need for

New technology is exploding. We can expect new trends in 2020. As we continue to move into this brave new world of technology and innovation. It is only natural to predict that coworking will take a new and brave path.

Currently, the Co-working space model is expanding in Vietnam, especially in big cities like Ho Chi Minh City or Hanoi. This model promises to develop further in the near future to meet the needs of businesses, organizations, freelancers (individuals working freely) in the era of the Internet of Things and increasingly spreading deeply into all areas of life.

The growth rate of this model in the world is 50% per year, and the supply of Co-working space in Vietnam has been increasing by an average of 52% per year in the past 5 years, and by the end of 2017 this figure reached 62% thanks to the boom of the startup movement and the need for cost-saving offices. The explosion of the Co-working space model has set a new milestone for the Vietnamese office market, the participation of international operators will also mark the beginning of the agreement and merger and acquisition (M&A) phase.

According to CBRE's report in the first 6 months of 2017, the Vietnamese Co-working space market had 17 business units operating 22 locations with a total area of 14,500m2. By the end of the first quarter of 2018, the number of operating units had increased to 40, providing the market with 50 locations with a total area of about 30,000m2. However, most of the average area of each Co-working space in Vietnam is only about 1,000m2, not enough space and area to meet the standards of a true Co-working space, while in the world, the area of a Co-working space is about 2,000 - 5,000m2. Co-working space is an inevitable trend:

According to Savills Vietnam - a real estate consulting company, as of the second quarter of 2018, the Hanoi office rental market had no new supply, the total supply of the entire market was over 1.6 million square meters of floor space, stable quarterly and increased 1.8% year-on-year, the average gross rental price increased 2.4% quarterly and 4.3% year-on-year.

Savills representative also emphasized that in the coming time, the traditional office model will be under a lot of pressure, not only competing within the industry but also competing fiercely with the Co-working space model (shared workspace, co-working space) due to the flexibility of rental prices by day, month, quarter...

The second quarter of 2018 showed the explosion of the Co-working space model when the entire market had up to 43 rental locations.

If a few years ago, the Co-working space model was often for startups, small and medium enterprises, now even large corporations with famous names such as Microft, Intel, Dell, Deutsche Bank, General Electric have decided to put their employees in a collaborative working environment.

According to the annual online survey of Deskmag - Online magazine about coworking models, survey participants said that they feel more comfortable, happy, and creative when working in open spaces, their thinking ability and concentration are significantly improved, and importantly, they find a balance between work and life...

As an open space, Co-working space is "filled" by a community of people working in many different fields, which invisibly helps promote interaction between members, turning this place into a place for connection and exchange, increasing opportunities for cooperation, adding customers, partners or investors. For companies when choosing to set up an office in Co-working space, the financial problem of costs such as: electricity, phone, water, security and reception fees has been reduced.

The market is even more attractive when more foreign companies/corporations (Regus - UK, Hive - Hong Kong, CEO Suite - Korea, Klouds - Singapore) seek to increase the number of Co-working offices in Vietnam to seek new opportunities, alongside famous Vietnamese names such as Toong, Up, CirCO, Dreamplex... with an estimated growth rate of 50% per year.

In particular, there are many Co-working spaces according to international standards, which means owning prime locations in class AB buildings with large areas of 1,000m2 or more, so they can attract both large, medium and small enterprises, thereby making the revenue structure more sustainable.

The pioneering of Toong Co-working space Trang Thi in August 2015 turned Toong into the first professional Co-working chain in Vietnam. From here, many large corporations invested in this model, making Co-working suddenly become more promising and have a foothold than ever in Vietnam.

Currently, Toong is a partner of many large units such as UOB Bank, OpenAsia, E&Y, IE Singapore (a government agency that promotes trade and encourages Singaporean companies to grow and expand abroad), CapitaLand Vietnam, Indochina Vaguard Hotel,... That further proves that Toong and Co-working space have created quite a big influence in the business community, Mr. Duong Do - founder and CEO of Toong shared.

1.1.2. Basic theory of demand

1.1.2.1. Definition of needs

Up to now, there has not been a general definition for the concept of needs. Specialized textbooks or scientific research works often have separate definitions. Within the scope of current awareness, needs can be defined as "the nature of a living body, expressing the state of deficiency of that individual and thus distinguishing it from the living environment. The most minimal need, also known as absolute need, has been programmed through a very long process of existence, development and evolution." (DW Chapman 1981).

In addition, need is also understood as the necessity of something. But "something" is only the external expression of the need. Behind the expression lies the essence of the need that can be temporarily called "need". The need in question can be considered the expression of another more fundamental need. Thus, the concepts of need and demand are relative to each other. That shows that the needs of a living body are a complex, multi-layered system, including countless chains of expressions and needs that are intricately linked, capable of development and diversification. However, for easy identification, the simplest separate need is made up of a need and a form of expression.

A certain form of expression is concretized into the object of a certain need. The object of a need is what the need is directed towards and can satisfy that need. One object can satisfy several needs, one need can be satisfied by several objects, in which the level of satisfaction is different.
