SUMMARY

Project progress is one of the factors that play an important role in the success of the project. The problem of delay in construction investment projects is an issue that is always of great concern to the state and society. There have been a number of studies on the progress of construction projects in Vietnam as well as in the world, however, these studies focus mainly on the group of traffic works or high-rise buildings. In the trend of international integration of the country, the tourism industry is focused on development, promoting the development of infrastructure of the tourism industry is of interest, a series of construction works in the tourism industry are strongly deployed. Therefore, this topic is carried out to identify the main factors and propose a number of solutions to contribute to limiting the factors affecting the progress of construction investment projects of Saigon Tourist Corporation.

Based on previous studies combined with theoretical documents on the role of progress in project success and factors affecting project progress, plus the current status of construction investment projects under Saigon Tourist Corporation; the author has identified 24 factors affecting the progress of construction investment projects under Saigon Tourist Corporation. Through the survey, 130 valid responses were collected for analysis. The analysis results found 21 factors that were reduced to 6 main groups of factors related to the progress of construction investment projects of Saigon Tourist Corporation: 1. " Investor" group , 2. "Project characteristics" group , 3. "Contractor capacity" group , 4. " Landscape and law in the tourism sector" group , 5. "Consultant capacity" group , 6. "External" group .

Based on the 6 groups of factors just identified, the author conducted a linear regression method to find out the level of influence of each group of factors on the progress of construction investment projects under Saigon Tourism Corporation. The results showed that the group of " Investors" had the strongest influence on the progress of construction investment projects under Saigon Tourism Corporation. From the above results, the author consulted experts to propose a number of solutions to limit the factors affecting the progress of construction investment projects under Saigon Tourism Corporation.

ABSTRACT

Project schedule plays an important part in the success of such. Being delayed in investment projects is a hot topic concerning by the Government and the society. There have been researches regarding project construction schedule in Vietnam as well as other countries, however, these focus on high rise buildings or circulation projects. Harmonizing with the globalization, the hospitality industry gains the foremost devotion for improvement, developments considered for hospitality infrastructures are being, many new projects being constructed rapidly. Therefore, this topic is researched to investigate the main factors and propose solutions to minimize the impact of those factors affecting project schedules of those investments of SaigonTourist Holding Company.

Built upon the base of previous researches and factors affecting project schedules, along with the actual experiences from the investments of SaigonTourist Holding Company, the author has pinned down 24 factors through which 21 were derived from the results of 130 questionnaires that had been grouped into 6 categories. Including: 1. “Investor” , 2. “Project Specifications” , 3. “Contractors' capabilities” , 4. “Hospitality floor plan and statutory” , 5. “Consultants' capabilities” , 6. “Others” .

From the above six categories, the author had performed a linear regression to see which has the most impact on the project schedule and such indicates that the “Investor” group has the most impact on the project schedule. From such outcome, the author suggests solutions that would minimize the impacts of those factors.
